P&Z OKs changes to townhouse project

    Ketchum Partners LLC and architect Michael Doty requested a modification and enlargement to a Community Core design review for a townhouse at 101 First Ave. South in the Sun Valley Athletic Club subdivision. It was approved by commissioners Deb Burns and Steve Cook, the only present officials at the Monday, Oct. 27, Planning and Zoning meeting aside from Doty, who recused himself.
    The townhouse project, Unit No. 7, is for a two-floor home with a rooftop terrace. It received design approval from the Ketchum P&Z last summer. It is currently under construction, and with the new changes should closely match plans for Unit 4 with additional living space and rooftop access. Approximately 640 additional square feet was factored into the new design.
    The first floor of townhome Unit No. 7 was reconfigured, according to architect Brenda Moczygemba, who spoke on behalf of the applicant. Aside from other changes to window placement, the biggest difference is a repositioning of a deck from the second to third level, she said.
    There will be a rooftop gable element as well, she said, along with the rooftop deck. The gable roof will have windows in the gable ends and the third floor roof access has a hipped roof, according to the modified design review.
    The additional square footage makes the applicant subject to community housing requirements or an in-lieu fee.
    One homeowner from an adjacent ground floor unit said at the meeting that her views, lighting and privacy would be affected by the changed layout.
