Sun Valley subdivision gets green light

The Sun Valley City Council has approved the proposed White Clouds development, a Sun Valley Co. project to develop property near the Sun Valley Gun Club.

At a meeting on Thursday, Sept. 11, the council voted unanimously in favor of the project three weeks after a meeting in which a straw poll indicated the same conclusion.

Plans for the residential development include 30 lots for single-family homes and 330 condominium units on more than 300 acres northeast of Sun Valley Village. The site, located along the north side of Trail Creek Road, includes the new White Clouds Nine golf course, which opened this summer.

With final plat approval, the resort now has the green light to begin constructing the subdivision's infrastructure, such as roads and power facilities. However, the company still needs a "will serve" letter from the Sun Valley Water & Sewer District, specifying that there is enough capacity in the system to provide these services to the subdivision. Once the letter is received, the company will be allowed to sell the lots.

In February, the council approved the preliminary plat, a related zone map amendment and a conditional-use permit for the planned-unit development.

Sun Valley Co. General Manager Wally Huffman said the company will soon begin clearing the site and staking out boundaries of the three new roads on the property.

City officials left no doubt that they think this project will be a good addition to the city.

"All I can see is the (local-option tax revenue) flying out of the new projects," Mayor Wayne Willich said.

Referring to the new Sun Valley Pavilion and White Clouds Golf Course and club house, Willich said, "If this is a third as good as those projects, I'll be really happy."
