By the summer of 2007, patrons could be dining fireside and al fresco at a new establishment in downtown Ketchum.

Architects with Burdge & Associates came before the city Planning & Zoning Commission Monday, Feb. 13, for a preliminary design review of an addition to the Big Fish building at 211 and 231 Sun Valley Road East, the corner of Third Street and Washington Avenue.

Although developers aren't naming which businesses are scoping out their project, they laid out possible scenarios of use.

The skinny building that houses Redfish Realty on the corner lot would be joined to another building on a now-vacant lot. That building could be used for a small retail shop, architects said. Adjoining that is another space that could accommodate a restaurant with two patios.

An upstairs level would be designed for office or residential uses.

Developers hope to start construction on the 5,446-square-foot addition by late spring, with an estimated completion date of summer 2007.

The formal design review is scheduled for P&Z's Feb. 27 meeting.
