Workshop set to discuss Hailey lot sizes

Due in large part to a recent increase in the level of concern expressed by Hailey residents on the topic of the Townsite Overlay district, the Hailey City Council and Planning and Zoning Commission have scheduled a joint workshop to further discuss the issue.

The special meeting will be held 5:30 p.m. Thursday, Nov. 10, in the second-floor meeting room of Hailey City Hall. A brief period of public comment will be followed by discussion between the City Council and the P&Z concerning the possible revision of the overlay district once again.

The public's concern with the Hailey Townsite Overlay district became apparent at a recent City Council meeting on Monday, Oct. 10. There, a number of city residents expressed grave concerns with a May 4 text amendment that decreased the minimum size of lots in Hailey's Townsite Overlay District.

The amendment—referred to as the James Reed Amendment, after the Hailey resident who originally proposed it—reduced the minimum lot size to 4,500 square feet. Before the amendment, the minimum lot size for the city's Limited Residential district and General Residential and Transitional districts were 8,000 and 6,000 square feet, respectively. The three zoning districts all have portions of their areas that fall into the Townsite Overlay district.

Most of those at the Oct. 10 meeting expressed fears that the decreased lot sizes and increased density will, among other things, lead to greater crowding, the emergence of second homes that remain empty much of the time and the loss of many stately trees in the city's central area.
