22-unit condo project proposed for
Ketchum
P&Z to review pre-application Monday

Ketchum Planning and Zoning commissioners
next week will get their first look at a proposed three-story residential
development designed to cover four vacant lots on the west side of the city’s
commercial district.

On behalf of SLC Development,
Washington-based project designer SCA Design has informally proposed to the city
to build a 22-unit fractional-ownership condominium project at the corner of Sun
Valley Road and Second Avenue.
The proposed project site covers half of a
city block along Second Avenue, between Sun Valley Road and Second Street. The
Community Core-zoned property is immediately south of the Ski Tek ski shop and
orthotics lab, located at 191 Sun Valley Road.
The four lots on the site—which the
developer is purchasing from landowner Richard Doane—cover .76 acres.
In a pre-application to the city, SCA
Design has proposed to build 22 condominium units in a three-story structure
with underground parking and a swimming pool. The three residential floors would
comprise approximately 45,000 square feet.
The site plan for the project also
includes an "optional" retail unit on the southeast corner, adjacent to Second
Street.
The project is planned to be called the 22
Club at 2nd and 2nd. The developers have proposed to change the recorded address
of the site from 180 Sun Valley Road to 222 Second Ave.
The proposed access to the underground
parking facility for the project is from an alley adjacent to the eastern border
of the property.
Stefanie Webster, city planner, said the
applicants have not proposed to designate any of the 22 units as deed-restricted
community housing.
The project would not technically require
affordable housing because it does not seek a floor-area bonus in addition to
what is granted through the CC district zoning code, Webster noted.
The pre-application process essentially
allows developers to gauge the support for and hear concerns about a plan before
a formal permit application is submitted. Public comments are generally accepted
during pre-application reviews conducted by the Ketchum P&Z.
P&Z commissioners are scheduled to review
the 22 Club pre-application on Monday, Nov. 24.
