Hailey P&Z endorses new use of Coors site

Hailey Planning and Zoning commissioners last week gave permission to the owners of a wholesale plumbing-supply business to base their operations in a high-profile commercial building south of downtown.

In a 4-0 vote, the panel decided to issue Picabo-based BDB Development a Conditional Use Permit to allow Silver Creek Supply—an existing business currently located at 12 West Carbonate Dr.—to operate as the sole tenant of a limited-business zoned building at 910 Fourth Ave. South.

The building is the former site of a Coors beer distribution center, and has recently been occupied by Wood River Gymnastics and Brico, a fuel and lubricant distributor. It is located adjacent to the intersection of Fourth Avenue and State Highway 75, at the southern entrance to the city.

BDB Development earlier this month secured final approval from the Hailey City Council to subdivide the 2.37-acre lot on which the building sits into two parcels of approximately one acre.

Brett Bashaw, representative of BDB Development, told commissioners that Silver Creek Supply would be "less of an eyesore" if it were allowed to move to the new, larger site, where more storage would be available.

Commissioners Kristin Anderson and Eddy Svidgal expressed some concern that products and equipment stored outdoors at the new site could negatively impact views and the aesthetics of the neighborhood around the Airport Inn.

To mitigate the negative impacts of stacking products outside at the future site, commissioners required that Silver Creek managers install a solid, six-foot-high cedar fence around the proposed exterior storage area on the north and east sides.

Other conditions attached to the approval of the permit included requirements that the business comply with city ordinances regulating on-site signs and lighting.

Commissioners also approved a provision for the city to review the permit after one year if public complaints are submitted about business operations at the site.
